ABOUT DENNIS DRAPER

Dennis has a proven track record in business development, property acquisitions, dispositions, management, and sales and marketing across a variety of real estate market sectors. He developed business plans; created cash flow models; recruited, trained, and managed sales teams; designed and implemented marketing plans; constructed zero-based budgets. He has had exceptional success in customer relations across demographics, including with high-net-worth individuals. 

North Carolina licensed real estate broker with a “Broker-in-Charge” designation.

 

Education

  • The University of Texas at Austin: Master in Business Administration. 

  • The U.S. Naval Academy: Bachelor of Science Degree in Oceanography.

 

Military Service

  • Carrier-based naval aviator with over 2,000 hours in high-performance tactical aircraft and more than 350 carrier landings. Stationed as an Attack Pilot in the Western Pacific aboard the USS Midway aircraft carrier. Selected for prestigious assignment as an “Operational Test and Evaluation Pilot”. Stationed with the test squadron, VX-5, in the desert at China Lake, CA.

Real Estate Experience

 

DENNIS DRAPER REALTY:

  • Real estate sales and marketing projects of numerous categories (land, commercial, medical, residential and income properties) in the counties of Western North Carolina. 

 

ALLERGY PARTNERS: (Asheville) National Real Estate Portfolio Manager

  • Managed three real estate investment funds comprised of 59 medical clinics valued at approximately $65 MM. The Investment Members were 72 shareholder physicians of Allergy Partners. Developed and acquired new and existing properties, managed portfolio, sold surplus properties, and pursued new investments. Managed investor relationships. For the Allergy Partners operating company, identified lease opportunities, negotiated lease terms and conditions, conducted due diligence, reviewed designs, and oversaw tenant finish projects. The lease portfolio included 160 leases in 23 states.

 

LUXURY RESORT FRACTIONAL REAL ESTATE:  

  • Worked with DCP International, Destination Club Partners, and Elite Alliance in developing luxury (customer owned) properties known as Fractional Real Estate.  

  • Project manager and a member of the design and development team. Formulated project    development budgets. Created sales and marketing plans. Developed sales and marketing budgets. Set up operations and property management. Recruited, trained, and managed sales teams in the U.S., Mexico, and Bermuda. Projects included (1) El Corazon De Santa Fe, New Mexico; (2) Encanto Villas & Residence Club in Huatulco, Mexico; (3) The Reefs Club in Bermuda.

 

VEST AMERICA 

  • Assembled a medical real estate investment partnership called Vest Americare. Acquired a portfolio of 5 medical office buildings in Houston, and Atlanta averaging about 60,000 square feet each. At the top of the market the portfolio was sold to a healthcare REIT

 

AMERICAN MEDICAL INTERNATIONAL & TENET HEALTH SYSTEMS

  • Contracted by American Medical International to go to Beverly Hills, CA for 7 months to manage the office and medical real estate aspects of their relocation from Beverly Hills to Dallas Texas.

  • When the relocation was complete continued on as an employee for five years to manage their real estate which included the oversite of  the development of seven medical office buildings (Los Angeles, Atlanta, and Birmingham).

 

COLDWELL BANKER REAL ESTATE (Real Estate Management, Sales and Marketing)

  • Commercial real estate broker for Coldwell Banker, specializing in the Dallas office building market. Consistently ranked as a top-performing salesperson.

  • Most notable transaction was with Hines Interest and Tenant Health System to develop the “Galleria North” project which included a 16-story office building and a 13-story office building totaling over 650,000 square feet plus 200,000 feet of high-end retail. The project included a parking garage and a hotel pad site. Initiated personally purchased the project’s land site and later represented Tenant Health Systems to lease 18 stories of the office space. The Dallas business community chose this project as the best new office development in Dallas Metroplex for the year.

  • Satisfied two clients simultaneously by subleasing the entire “Palisades,” a 16-story (320,000 sq. ft.) office building, for ARCO to Northern Telecom. 

  • Notable clients included: ARCO Oil and Gas Company; Marsh and McLennan, Inc.; Safeco Insurance; City National Bank; United of Omaha Life Insurance; Mitsubishi Aircraft Int’l, Inc.; Northern Telecom, Inc.; American Medical International; Tenet Health Systems.

  • Residential Real Estate office manager for Coldwell Banker Residential Real Estate. Transferred from Denver to Dallas to open three new offices in the Dallas area before transitioning to the Commercial Real Estate Group. Taught real estate marketing at Richland Community College in Dallas.

  • Coldwell Banker Sales Training Director for the state of Colorado.

  • Licensed real estate broker in Colorado and Texas engaged in active sales and marketing.​​
